California steps to transfer title on a mobile home to a trust?

Transferring a Manufactured home also called a mobile home to a revocable trust is more complicated that simply transferring real property. The following is a step by step guide on how that is done.

Step One – What Type

Determine whether your home is titled to (1) the Department of Housing and Community Development (HCD) and subject to yearly registration renewal, or (2) its titled to the HCD but is subject to local property taxation or (3) its titled with DMV (pink slip)

Type 1:
  

If its titled to the HCD, your Decal Number will begin with the letter “A” and is subject to yearly registration renewal with the HCD. These are usually older homes from the 1970s.


Type 2:
  

If its titled to the HCD, your Decal Number will begin with the letter “L” and you pay an annual property tax with you County. These are usually newer homes from the 1980s and on.


Type 3:
  

If its titled to the DMV you pay a yearly vehicle license fee, and bears a DMV license plate or decal.

Step Two – Sign Over Title

Type 1 and 2: The owners must sign the original HCD Certificate of Title. There is a section on the title to fill out the New Owner Information. If you lost the Certificate of Title you can order a new one for $25 with an Application for Duplicate Certificate of Title Form (HCD RT 480.4).

Type 3: The owners must sign the DMV Certificate of Title Pink Slip. There is a section on the title to fill out the New Owner Information. If you lost the Certificate of Title you can order a new one for $25 with an Application for Duplicate Certificate of Title Form (HCD RT 480.4)

Step Three – Owner’s Registration Card.

For all three types just include the most recent Owner’s Registration Card. If lost, an Application for Duplicate Registration Card Form (HCD RT 481.2) completed and submitted with a $25 duplicate fee

Step Four: MPF

Complete and sign the Multi-Purpose Transfer Form (HCD RT 476.6G) for all three types.

Step Five: Specific Form by Type.
Type 1:
  

None.


Type 2:
  

Application for Registration Form (HCD RT 480.5). Completed this form and have it signed by each new owner. Include the length, width and insignia number(s) of the mobile home on the form.


Type 3:
  

Tax Clearance Certificate from the County. This is a pain, but you have to go to your local County tax department and ask them to issue a Tax Clearance Certificate naming the trustee of the Trust as the applicant.


Step Six. Pay the application fee and send all documents CHECK OR MONEY ORDER payable to HCD and show the DECAL NUMBER.: HCD, P.O. Box 2111, Sacramento, CA 95812-2111.
